Roof Repair or Replacement: How to Know What You Need

Not every roofing issue calls for a full replacement. Sometimes a targeted repair is all it takes. Here's a general breakdown of when each option makes sense:

Repair is usually the right call when:

    • Damage is limited to a small area (a few missing or cracked shingles)
    • The leak is isolated and the surrounding materials are still in good shape
    • Your roof is under 15 years old and otherwise performing well
    • The issue was caused by a specific event (fallen branch, minor storm damage)

    Replacement makes more sense when:

    • Shingles are curling, buckling, or losing granules across large sections
    • You're dealing with recurring leaks or multiple problem areas
    • The roof is 20+ years old and nearing the end of its lifespan
    • Decking or underlayment is damaged and repairs alone won't hold
    • An insurance claim covers the cost of a full replacement

If you're not sure where your roof falls, schedule a free estimate. We'll give you an honest assessment and walk through the options.

What to Expect During a Roof Replacement

A full roof replacement is a big project, but it doesn't have to be stressful. Here's what the process looks like from start to finish:

    1. Inspection and estimate. We start with a thorough inspection of your existing roof. We'll assess the condition of the shingles, underlayment, decking, flashing, and ventilation. You'll get a detailed estimate with material options and pricing before any work begins.
    2. Material selection. We'll help you choose the right materials for your home and budget. Most Milwaukee homes use architectural asphalt shingles for their balance of durability, cost, and curb appeal. Metal roofing is another option for homeowners looking for longer lifespan and energy efficiency.
    3. Tear-off and inspection. On project day, we remove the old roofing materials down to the decking. This is when we inspect the decking for rot, water damage, or soft spots. Any compromised decking gets replaced before new materials go on.
    4. Installation. We install ice and water shield along the eaves and valleys, new underlayment across the entire roof, and then your chosen roofing material. Flashing around chimneys, vents, and skylights is replaced or resealed. Ridge vents and other ventilation components are installed or upgraded as needed.
    5. Cleanup and final walkthrough. We clean up all debris, run a magnetic sweep for nails, and do a final walkthrough with you to make sure everything looks right.

Most residential roof replacements in the Milwaukee area take one to three days depending on the size of the home and complexity of the roof.

    Roofing Materials for Milwaukee Homes

Milwaukee's climate puts roofs through a lot. Hot summers, freezing winters, ice, hail, and heavy wind all factor into which materials perform best here.

Architectural asphalt shingles are the most common choice for Milwaukee homes. They handle freeze-thaw cycles well, come in a wide range of styles and colors, and typically last 25 to 30 years with proper installation and ventilation. GAF Timberline is one of the most popular lines we install.

Metal roofing is gaining popularity for homeowners who want something that lasts 40 to 70 years. Metal handles heavy snow loads well, sheds ice more effectively than shingles, and reflects heat in the summer. The upfront cost is higher, but the long-term value is strong. We wrote a detailed comparison in our guide to the advantages of metal roofs.

We can help you weigh the tradeoffs based on your home, your budget, and how long you plan to stay in the property.

    Roof Financing Options

A new roof is a significant investment. We offer flexible financing options to help Milwaukee homeowners manage the cost without delaying the work their home needs. If your project is covered by an insurance claim, we'll work with your carrier to make sure the scope and cost are documented accurately.
